The Story
My roots are in the Middle East. In 1997 my family came to Houston, and we have been calling it home ever since. Arriving somewhere new teaches you very quickly what it actually takes to establish something: the capital, the location, the patience, and above all the people willing to tell you the truth.
That is what I bring to commercial work. A lease or an acquisition is never just paperwork. It is somebody's business, their payroll, and usually a large share of what they have saved. Real estate service tailored to fit the needs of each individual client is not a slogan to me; it is the reason I still answer my own phone.
Community matters to me, and I have taken the time to learn this city properly: its corridors, its growth patterns, the tracts that flood and the ones that do not. I volunteer at our local schools. When I am not working, I am with my family and friends.

How I Work
A business signing its first five-year lease, an owner deciding whether to sell or lease, and an investor underwriting a strip centre need three completely different conversations.
Before anything is toured or marketed, we establish what is genuinely achievable given your capital, timeline and today's submarket. If expectations need adjusting, you hear it from me first, not from six months of silence.
Comparable sales, submarket rents, rent rolls, operating expenses, deed restrictions, floodplain and tax assessments.
Commercial real estate does not keep office hours, and neither do the problems. You get my mobile number, not a call centre, and I answer it.

Community
Commercial Houston is a small world. Your reputation is the only marketing that really works.
Houston is one of the most international cities in America, and I have lived that story myself: arriving, settling, and slowly building something here. It is why first-generation business owners and investors new to this market tend to find their way to me, and why I take that responsibility seriously.
